What deposit do you require?

We ask for a 25% deposit to secure the booking. The balance is then payable 6 weeks prior to your arrival with us.

What other charges are there?

We ask for a £15 pet fee per pet. We also ask for a returnable breakages bond of £200, but this is returned once the house is checked after your departure. We do not charge for minor breakages such as glasses. Sofa bed hire is £15.

What is included in my booking?

We include all bed linen, towels, two tea towels, some tea, coffee, sugar sachets, oil for cooking, kitchen roll, two toilet rolls per bathroom, liquid hand soaps at all basins, washing up liquid and in our guest 'kit' some cleaning items, antibacterial wipes, tissues and first aid kit.  There are hand sanitisers on the entrance door and Annex door. Heating and an unlimited supply of logs and kindling for the log fires are included.  Please note that if you request additional linen during your stay with us a laundry fee of £60 will be charged.

What is your minimum booking period?

Our minimum booking is for two nights.

Do you accept stag and hen party bookings?

We regret that we do not accept these bookings, but we can suggest other suitable holiday rentals in the Peak District.

Do you provide a welcome pack?

Due to Covid-19 requirements and safety of our guests we will currently not supply a welcome pack.  We have a guest 'kit' with some of the basics to get you started including one or two toilet rolls per bathroom, dishwasher tablets, washing machine tablets, washing up liquid, hand soap, kitchen roll, one or two black bin bags, salt, pepper, oil. Other items include: bleach, antibacterial spray and hand wipes, j-cloths (initial supply), washing up sponge, coffee, tea, sugar sachets and coffee pods (all initial supply), oven gloves, green caddy vegetable recycling bags, rubber gloves, two hairdryers, two torches, matches, first aid kit, fire lighters (initial supply), small pack of tissues and a selection of bulbs and batteries.  We do advise that you bring your own supplies in quantities suitable for your group size.

How do we access the property on the day of arrival?

We have key safes at both our properties.  Wendy Boast the owner will contact you approximately five days prior to your arrival to give you the key code to the key safe and other important information regarding your stay with us. Valley View check in is from 5 pm onwards.  We ask you to depart no later than 9.30 am. 

Is there wi-fi and mobile signal at your cottages?

Both our cottages have wi-fi, but due to the rural location the speeds can be slower than you may be used to and access tends to be in the adjoining rooms to the BT hub only.  There is no mobile signal at the cottages but it is possible to connect via the Three in Touch app or the Talk2Go app whenever you are on wi-fi and there is no signal.  These apps are free and can be downloaded for android and Apple phones for Three and Talk Talk customers.  

What happens if I need to cancel my holiday with you?

We advise all our guest to take out holiday cancellation insurance. Please note that your deposit is not refundable under any circumstances. Once you have booked your holiday, our agreement is a legal contract and your deposit and balance are non-refundable.  If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.  If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £50 administration fee. For this reason we strongly recommend that you take out cancellation insurance.

Cancellation and Insurance: for Covid-19 related cancellations

In circumstances where our Terms and Conditions become impossible to perform, due to the fault of neither party (in circumstances where the Government prevents travel to or holidays at accommodation already booked), the Terms and Conditions will be treated as frustrated.  This means that neither party is bound to the Terms and Conditions and any advance payments, including deposits and/or balances will be refunded.  Bookings can be rescheduled to like-for-like dates with a lower or higher booking pricing structure (subject to availability and price adjustment) and if new dates are agreed the deposit will form a new booking for the new dates.  The new balance will be adjusted accordingly and new booking letters will be provided.   

What facilities are there in the kitchens/operating the heating systems?

Both Valley View and Riverside House have fully equipped kitchens but as a result of Covid-19 we have reduced some of our items although there will still be enough. We also supply cafetiere's for making fresh coffee and DeLonghi Nescafe machines with a few starter pods.

Operating the heating systems - at both cottages the thermostat is simply adjusted by turning the dial to the required temperature.  Please do not turn the dials above the temperatures required as this will cause the system to shut down. 

Are your cottages suitable for disability impaired guests?

At Riverside House the whole of the lower floor is virtually on one level and we provide a wheelchair ramp for the one step.
There is also a downstairs bedroom and shower room, and we’ve had some very happy wheelchair users stay with us.

How much seating is there in the lounge?

At Riverside House there is seating for 9 guests and there are 2 additional chairs that can be easily moved into the lounge.

At Valley View there is a very large corner sofa that can seat up to 9 or 10 and we supply additional chairs that can be moved into the lounge.

How many bathrooms are there?

Both holiday cottages have 3 bathrooms.

Riverside House has an en suite, family bathroom and a downstairs bathroom.

Valley View has two family bathrooms and a downstairs bathroom in the attached cottage annexe.

How many can sit around the dining table?

Valley View has a huge dining table that can seat up to 16.

Riverside House can seat 8 or more and it is possible to join two tables together at Riverside House to provide seating for 12 or more.

Do you have a hot tub?

We do not have a hot tub or swimming pool. We do not allow use of inflatable or hired hot tubs at either of our cottages. 

Are your holiday cottages child friendly?

Yes, both our cottages have facilities for younger children. We supply cots, travel cot, stair gates and portable stair gates, fire guards, some plastic cutlery, plates and beakers.

Are your cottages pet friendly?

We take up to a maximum of five dogs (depending on size) at both our holiday cottages. We also welcome cats and other pets.

What are the house rules for pets/dogs?

We ask that dogs are kept downstairs only and are not allowed on any of the furniture. We also ask that you do not leave your dog/pet unsupervised during the day at our holiday cottages. We require you to poop and scoop in our gardens and to wash off muddy dogs before coming into the cottages. There are outdoor taps at both properties.

How can I order a supermarket delivery to the holiday cottages?

At Riverside House you can pre order groceries through Sauced Here, which supplies Peak District and locally sauced groceries. We have used this scheme ourselves and it has worked with no problems. Alternatively Sainsbury and Tesco will deliver to Riverside House.

At Valley View Tesco will deliver but the deliveries come from quite a long distance so we also recommend shopping in Ashbourne before you arrive at either Sainsbury, Aldi, Co-op or M&S food store. Waitrose in Leek/Uttoxeter have also started to deliver, and our neighbours have reported success with this. 

Where are the nearest shops?

Both our holiday cottages are near to shops.

Riverside House is only a 5 mile drive to the town of Tideswell, with a local Co-op, delis, greengrocers, chemist, butchers and cafes.

Valley View is a 15 minute drive to the lovely market town of Ashbourne with a Sainsbury, Aldi, M&S foodstore, Co-op, delis, cafes and plenty more.

Do your cottages have BBQs?

Both our properties have BBQs.

Valley View has a BBQ on wheels for use at the front of the house with outdoor furniture and benches.

Riverside House has a BBQ on wheels for use on the patio area as well as plenty of outdoor furniture.

We do not supply charcoal or BBQ lighters. We ask that you clean the BBQ after use.

Cycle storage/Electric vehicles and parking at the holiday cottages

At Valley View we have a lockable shed specifically for bike storage.

At Riverside House the large detached double garage has plenty of space for bikes.

Charging of electric vehicles (EVs) - we do not have a dedicated EV charging point neither do we have a power socket either indoors nor outdoors, which is suitably rated, protected and certified as safe for charging an EV.  We are therefore unable to allow the charging of EVs at Riverside House or Valley View.

Parking at the holiday cottages - Valley View has parking off-street for four/five cars.  Riverside House has off-street parking for two cars on the drive and two in the detached double garage.  Please note that there is no public parking in Litton Mill (Riverside House) and no public parking in Milldale (Valley View) except the walkers car park.  

Where is the nearest pub?

The Angler’s Rest is a one mile walk from Riverside House.

The George is a 15 minute walk from Valley View.

There are also plenty more pubs within easy walking (or longer!) so there is plenty of choice. We can provide you with more information on eating out locally. 

What are the best family walks?

From Riverside House it is literally 2 minutes to The Monsal Trail, a level traffic free trail suitable for young and old alike. It’s great for cycling too.

Valley View is in Dovedale, one of the best areas for walks in the Peak District. From the door of the cottage you can visit the famous stepping stones over the river Dove in abut 30-40 minutes. The Tissington Trail is also about a 10 minute drive and is a flat traffic free walking and cycling route.

What is there to do for teenagers locally/Sky channels at the holiday cottages?

At Riverside House we have a games room with pool, table football, air hockey and table tennis downstairs in the garage. Riverside House is also very close to the traffic free Monsal Trail ideal for cycling and walking with bike hire along the route.

Valley View is close to the Tissington Trail for traffic free cycling and also has table football and x-box in the Annex as well as Sky sports and films.
Both cottages are under one hours’ drive to Alton Towers. There are plenty of other things to see and do including caves, historic houses, market towns, a plague village, a tramway village and museum and Go Ape.

Sky Sports and Sky Films are available at both holiday cottages.  The pin number for Sky movies is 2711.  Both cottages also have BT Sports.  All are available in HD.   

How far away is Alton Towers?

Alton Towers is about a 30 minute drive from Valley View and about 50 minutes from Riverside House.
